In marketing, it’s often said, “If you want to know what your target audience wants, ask them.” In 2019, the Kingman Economic Development (ED) team conducted a retail survey to seek what retailers in the community desired and residents answered, “More restaurants and clothing stores, please!” As economic developers, part of Kingman ED’s role includes marketing the City of Kingman to prospective restaurants, retailers, and more to enhance the quality of life for current and future residents.

Prime for Restaurants, Retailers & More
Since 2019, several new retailers have landed in Kingman. However, there is still a need and want for dine-in restaurants, clothing and shoe retailers, and more. Residents desire several well-known national brands to land in Kingman. The communities retail wish list includes national brands like:
This year, Kingman had an amazing win when Marshalls chose Kingman. This location will open in late November, perfect for the holiday shopping season. As residents continue to request more clothing and shoe stores, Marshalls will help fill the void and the vacancy left by the closing of JCPenney in 2022. Before this location, the closest Marshalls was 95 miles away.
We spoke with Kingman ED Project Manager Sylvia Shaffer about the availability and desire for restaurants, retailers, and more. Though her list was lengthy, here are the leading vacant commercial suites and properties that Kingman would like to fill:
- 1969 E. Beverly - a standalone commercial building in a shopping center near hotels, ideal for a quick-serve restaurant with a drive-thru window already in place, located off and with visibility from I-40.
- 3580 Stockton Hill Road - a standalone commercial building in a shopping center near hotels, ideal for a full-serve or buffet style restaurant, located off and with visibility from I-40.
- I-40/Sunrise Ave. - next to the future Wingate and Hawthorne Inn (under construction), a commercial parcel perfect for a sit-down restaurant.
Shaffer also spoke about future commercial land opportunities. She said, “There are two proposed interchanges along I-40, Kingman Crossing, and the Rancho Santa Fe Interchange. Both interchanges, along with the I-40/I-93 bypass project, are moving forward. There are large vacant commercial parcels located on both sides of the I-40. These parcels are ideal for larger box retail, new commercial plazas, multi-family housing, and more! … Locations off I-40 offer easy access to services from the interstate, visibility from the interstate, and high traffic volumes.”
High Consumer Traffic
Kingman is a prime location for business. Located right off the heavily traveled I-40, the city is within a day’s drive of 34M potential consumers and customers. Daily, 40k prospective consumers travel through Kingman as residents, tourists, and commuters.
Tourism revenue is a wealth builder and economic stabilizer for businesses and communities. Kingman surrounds one of the longest preserved stretches of historic Route 66, making the city the number one location for global tourists. Over 60 buildings are listed on the National Historic Register. Being a highly trafficked tourist destination, Kingman is not too far from others, giving tourists more bang for their traveling buck:
- Grand Canyon National Park - 70 miles
- Las Vegas - 100 miles
- Phoenix - 200 miles
Kingman also has the number one largest industrial park in Northern Arizona, next door to Kingman Municipal Airport. Having an in-city airport and being close to a main interstate drastically reduces logistics costs for Kingman businesses. This benefit allows premium placement for restaurants, clothing stores, and retailers in the hospitality industry.

Don’t consider Kingman, choose Kingman. “Kingman ED has been working closely with a retail consultant, The Retail Coach, to make prospective retailers aware of these opportunities. As a team, we have the goal of attracting desired and much-needed new retail and restaurants to these areas, along with commercial infill sites,” says Shaffer.
